Working with a Home Stager – What to Expect

So you’ve decided to sell or rent out your property. If you’re considering home staging, it helps to understand the process & what to expect. Here’s an overview of the typical steps, from initial enquiry to market-ready property.


Initial Enquiry

The process usually begins with a conversation between you & the Home Stager. During this stage, the Stager will gather key details including:

  • Circumstances of sale / rental & relevant timescales
  • Property size, condition, age & location

  • Budget & any other relevant information

This fact-finding stage enables the Stager to determine how best to assist you


Property Assessment

If the Stager feels they are able to help, the next step is a visual inspection of the property, both inside & out. This assessment can be conducted in a number of ways:

  • A physical visit to the property

  • A virtual video call

  • Review of detailed photographs supplied by the owner

While all methods are effective, visiting the property in person is preferred as this allows the Stager to experience the space as a potential buyer would — taking in natural light, atmosphere, flow & the property’s overall feel.

During this stage, detailed notes & photographs of each space are taken.


Property Report & Recommendations

Following the visual inspection, the Stager prepares a comprehensive property report. This report:

  • Outlines action points & recommended changes

  • Considers budget, timescales & your individual circumstances

For vacant properties, the report will typically include furnishing & accessory recommendations designed to maximise the property’s appeal.


Implementing Recommendations

The recommendations can either be implemented by the homeowner, or the Stager

  • Some homeowners prefer to handle the recommendations themselves (if timescales, abilities & resources allow)

  • Others, such as property developers, or property owners that are restricted by time, distance or other commitments may hand the project entirely over to the Stager

Professional Home Stagers are usually able recommend trusted tradespeople if any specialist work is required. Many of the suggested changes, however, are usually simple & don’t require third-party involvement.

Where purchases are necessary, Stagers can assist with sourcing items or provide guidance to save both time & money.

Furniture & styling inventory is also often available through the Stager on a rental basis if required.


Dressing: Showcasing Your Property

Once all recommended changes have been implemented, the Stager will usually return to the property to put the finishing touches in place. This “final dressing” stage typically involves:

  • Ensuring correct positioning of furniture & accessories

  • Ensuring the property is visually appealing & market-ready

  • Preparing the home for photographs & viewings
